This Privacy Policy explains how Edge Studios LLC ("Edge Studios," "we," "us," or "our") collects, uses, and protects information in connection with the Agent Edge Suite, including the EdgeFloor mobile application and our web-based tools (collectively, the "Services"). By using the Services, you agree to the practices described here.
Edge Studios LLC provides productivity and data tools for real estate professionals. Our Services are intended for use by licensed real estate agents and brokerages. They are not directed to the general public and are not intended for use by children under 18.
We collect the following categories of information:
EdgeFloor accesses your camera and LiDAR sensor only while you are actively scanning a room. It does not access your photo library, contacts, or precise location for advertising purposes.
Please do not enter sensitive personal information — such as Social Security numbers, financial account numbers, government identification numbers, or health information — into the Services. They are not designed to hold that information.
We do not sell your personal information, and we do not use it to serve third-party advertising.
Several tools in the Agent Edge Suite generate text and other output using artificial intelligence. When you use one of these tools, the property details and instructions needed for that single request are sent to Anthropic, our AI provider, which returns the generated result. Only what is needed for the request is sent.
Your content is not used to train AI models. Our agreement with our AI provider prohibits the use of information submitted through the Services for model training, and we do not use your content, your documents, or your clients' information for that purpose ourselves.
To describe a property's surroundings, some tools also look up nearby public places and schools using the U.S. Census Bureau geocoder, OpenStreetMap, and GreatSchools. These services receive only a property address or map coordinates. They do not receive your name, your account information, or anything about your clients.
AI-generated output is a draft. You are responsible for reviewing it for accuracy and compliance before using it in a listing, an advertisement, or a client communication.
Certain Services display real estate listing data licensed from Bright MLS. This data is provided to support licensed real estate professionals in their work and is subject to the terms of our agreement with Bright MLS. Listing information is deemed reliable but is not guaranteed, and it may not be used for any purpose other than to identify prospective properties. Where listing data is shared with a consumer by an agent, required attributions and disclosures are presented with that data.
Our license with Bright MLS requires us to report, at least quarterly, identifying and usage information for every subscriber to whom we provide MLS-powered features. This includes your name, email address, Bright MLS ID, office ID, activation date, and aggregate statistics about how the tools are used.
This applies only if you use SaleComps, RentComps, or another MLS-powered feature. It is a condition of MLS data access set by Bright MLS and is not optional. We are also required to discontinue your access to MLS features immediately if Bright MLS notifies us of a licensing or compliance issue.
Where a brokerage provides access for its agents, the brokerage's administrators can see, for each agent on their roster: name, email address, license number, whether MLS features are enabled, when the agent last used the Services, and how many times the agent has used the tools.
Administrators cannot read the contents of documents an agent creates, and cannot view an agent's client records, through the roster view.
If your brokerage provides your access, your brokerage's own policies also apply to information held in the Services, and your brokerage may direct us to disable or remove your account.
Agents use the Services to do their work, and that work involves the people they represent. If your agent has stored your contact details or prepared documents about a property for you, that information sits in the Services under your agent's account.
Your agent and their brokerage decide what to collect and why; we hold it on their behalf. If you want to know what an agent holds about you, or want it corrected or deleted, contact the agent or their brokerage first. If you contact us directly, we will refer your request to them and assist as the law requires.
We use trusted third-party infrastructure providers to operate the Services. These include:
These providers process data on our behalf and are bound by their own security and privacy obligations. We share your information only as needed to operate the Services, to comply with the law, to enforce our terms, or to protect the rights and safety of our users and Edge Studios. If Edge Studios is involved in a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction.
We retain your account information and the content you create for as long as your account is active or as needed to provide the Services. You may request deletion of your account and associated data by contacting us at the address below.
After an account is closed, we make your content available for export for 30 days and then delete it, except where we are required to keep records longer. In particular, our MLS license requires us to retain access logs relating to MLS listing content for two years.
Depending on where you live, you may have additional rights — to access the personal information we hold about you, to correct it, to delete it, to obtain a copy in a portable format, or to object to certain processing. Maryland, Virginia, and several other states provide such rights, as does the California Consumer Privacy Act for California residents. We will not treat you differently for making a request, and we may need to verify your identity before acting on one.

We use cookies for authentication. When you sign in, we store a session token in a cookie scoped to .edgestudios.app so that you remain signed in as you move between applications in the suite. These cookies are necessary for the Services to function; disabling them will prevent you from signing in.
We do not use advertising cookies or third-party tracking pixels.
We use administrative, technical, and physical safeguards designed to protect your information, including encryption in transit and at rest, access controls on a need-to-know basis, authentication for every application in the suite, and access logging. Access to MLS listing content is additionally enabled per agent and can be disabled by a brokerage administrator or by us.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If a breach affects your information, we will notify you and, where applicable, the relevant authorities and our data partners, within the timeframes required by law and by our agreements.
The Services are intended for licensed real estate professionals and are not directed to individuals under 18. We do not knowingly collect personal information from children.
We may update this Privacy Policy from time to time. When we do, we will revise the "Last updated" date above. Material changes will be communicated through the Services or by email where appropriate. Your continued use of the Services after an update constitutes acceptance of the revised policy.
