Terms of Service

These Terms of Service (the “Terms”) govern your access to and use of the Agent Edge Suite and any related applications, websites, and services (together, the “Service”) provided by Edge Studios LLC, a Maryland limited liability company (“Edge Studios,” “we,” or “us”).
By creating an account, accessing the Service, or clicking to accept these Terms, you agree to be bound by them. If you are accepting on behalf of a brokerage or other entity, you represent that you have authority to bind that entity, and “you” refers to that entity.
1. Who May Use the Service
The Service is offered to real estate professionals. To create an account you must be at least 18 years old and hold an active real estate license in a jurisdiction we serve, or be employed by or affiliated with a licensed real estate brokerage.
Certain features described in Section 3 require an active MLS subscription and separate MLS authorization. Access to those features is contingent on your MLS status at all times.
2. Accounts and Access
You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. Accounts are personal to the individual named on them. You may not share credentials, allow another person to use your account, or create an account on behalf of someone else.
Where a brokerage purchases access for its agents, the brokerage may add, remove, and manage agent accounts, and may view usage information about those accounts. Each agent remains individually bound by these Terms.
We may suspend or terminate an account that we believe is being shared, used by an unlicensed person, or used in violation of these Terms.
3. MLS Data — Additional Terms
These terms apply specifically to SaleComps, RentComps, and any other feature that displays or uses MLS listing content (“MLS Features”). They are required by our MLS data license and are not negotiable.
3.1 Eligibility and Authorization
MLS Features require (a) an active subscription with the applicable MLS in good standing, (b) written authorization from your broker of record where the MLS requires it, and (c) any data-access fee that the MLS charges you directly. MLS fees are set and billed by the MLS, not by Edge Studios, and are not part of your Edge Studios subscription fee.
3.2 Permitted Use
MLS listing content made available through the Service is licensed, not sold, and remains the property of the applicable MLS. You may use it only for the specific purpose authorized under our license with that MLS and only in the course of your own real estate brokerage activity.
3.3 Prohibited Use
You must not, and must not permit any third party to:
- Scrape, crawl, harvest, data-mine, or use any automated means to extract MLS listing content from the Service;
- Use MLS listing content with any artificial intelligence system other than the features Edge Studios provides, including by copying listing content into a general-purpose AI tool;
- Use MLS listing content to train, fine-tune, embed, or otherwise improve any artificial intelligence system;
- Sell, license, sublicense, redistribute, or otherwise commercialize MLS listing content, in whole or in part;
- Compile or aggregate MLS listing content in a manner that would enable you or anyone else to operate a competing listing service;
- Remove, alter, or obscure any copyright notice, attribution, or disclaimer displayed with MLS listing content;
- Share MLS listing content with any person who is not a client you are actively representing in the transaction to which it relates.
3.4 Suspension of MLS Features
We are required to discontinue your access to MLS Features immediately upon notice from the applicable MLS that you have misused listing content or that your MLS subscription or authorization has lapsed. We may do so without prior notice to you, and access will not resume until the MLS confirms it may. Your access to non-MLS features is unaffected.
3.5 Accuracy
MLS listing content is provided by the MLS and its subscribers. It is deemed reliable but is not guaranteed. Edge Studios does not verify it and is not responsible for errors, omissions, or listings that are out of date.
4. AI-Generated Content
Several features generate text, imagery, or other output using artificial intelligence (“AI Output”). You should understand the following before relying on any AI Output.
You are responsible for what you publish. AI Output is a draft. You must review it for accuracy, completeness, and compliance before using it in a listing, an advertisement, a client communication, or any other context. Edge Studios is not the author or publisher of your listings.
Fair housing. Our tools include safeguards designed to reduce the risk of discriminatory language, and we take this seriously. Those safeguards are not a substitute for your own review, and we do not warrant that any AI Output complies with the Fair Housing Act, state or local fair housing law, MLS rules, or state real estate commission requirements. You remain solely responsible for your compliance with all of them.
Property facts you supply. Features you select and details you enter are treated as facts you are attesting to. If you indicate a property has a feature it does not have, the AI Output will reflect that. Verify what you enter.
Valuations and estimates. Rent estimates, comparable sales analyses, and similar outputs are informational tools. They are not appraisals, they are not prepared by a licensed appraiser, and they must not be presented to a client or any third party as an appraisal.
5. Your Content
You retain ownership of the property information, client information, documents, images, and other material you submit to the Service (“Your Content”). You grant Edge Studios a non-exclusive license to host, store, process, and transmit Your Content solely to operate and provide the Service to you.
You represent that you have the right to submit Your Content and that doing so does not violate any law, any third party’s rights, or any obligation you owe to a client, a brokerage, or an MLS.
As between you and Edge Studios, you own AI Output generated from Your Content, subject to Section 3 where that output incorporates MLS listing content, and subject to any rights the applicable MLS retains in such output.
6. Client Information
If you use the Service to store information about your clients, you are responsible for having any consent required to do so and for complying with applicable privacy law. Do not submit sensitive personal information — including Social Security numbers, financial account numbers, or government identification numbers — through the Service. Our handling of personal information is described in our Privacy Policy.
7. Fees, Trials, and Cancellation
Subscription fees, billing periods, and included features are as described at the time of purchase. Fees are billed in advance and, except where stated otherwise or required by law, are non-refundable.
Free trials, where offered, convert to a paid subscription at the end of the trial period unless cancelled beforehand. You may cancel at any time; your access continues through the end of the period you have paid for.
We may change our fees on at least 30 days’ notice. If you do not agree to a change, you may cancel before it takes effect.
Brokerage and enterprise arrangements may be governed by a separate written agreement. Where such an agreement conflicts with these Terms, that agreement controls for the parties to it.
8. Acceptable Use
You must not:
- Use the Service for any unlawful purpose or in violation of any real estate licensing law, MLS rule, or fair housing law;
- Attempt to gain unauthorized access to the Service, other accounts, or any system or network connected to the Service;
- Interfere with, disrupt, or place unreasonable load on the Service;
- Reverse engineer, decompile, or attempt to derive the source code of the Service, except where that restriction is prohibited by law;
- Use the Service to build or assist in building a competing product;
- Resell, sublicense, or provide the Service to anyone else.
9. Intellectual Property
The Service, including its software, design, and content other than Your Content and MLS listing content, is owned by Edge Studios and protected by intellectual property law. These Terms grant you a limited, non-exclusive, non-transferable, revocable right to use the Service in accordance with them, and nothing more.
10. Availability and Changes
We aim to keep the Service available but do not guarantee uninterrupted access. We may modify, suspend, or discontinue any part of the Service. Where we discontinue a feature you are paying for, we will provide reasonable notice and a pro-rata refund of prepaid fees for that feature.
Some features depend on third-party services, including MLS data feeds, AI providers, and mapping and geocoding services. Interruptions in those services may affect the Service, and are outside our control.
11. Disclaimers
EXCEPT AS EXPRESSLY STATED IN THESE TERMS, THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, AND ACCURACY.
EDGE STUDIOS IS NOT A REAL ESTATE BROKERAGE, AN APPRAISER, A LAW FIRM, OR A PROVIDER OF LEGAL, TAX, OR FINANCIAL ADVICE. NOTHING IN THE SERVICE CONSTITUTES SUCH ADVICE.
12. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, EDGE STUDIOS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR BUSINESS, ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE.
OUR TOTAL LIABILITY ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICE WILL NOT EXCEED THE AMOUNT YOU PAID US IN THE TWELVE MONTHS PRECEDING THE EVENT GIVING RISE TO THE CLAIM.
Some jurisdictions do not allow certain limitations, in which case the limitations above apply to the fullest extent permitted.
13. Indemnification
You will defend, indemnify, and hold harmless Edge Studios from claims, damages, and reasonable costs arising out of (a) Your Content, (b) your use of the Service, (c) your violation of these Terms or of any law, MLS rule, or fair housing requirement, and (d) any listing, advertisement, or client communication you publish, including one derived from AI Output.
14. Termination
You may stop using the Service and close your account at any time. We may suspend or terminate your access if you materially breach these Terms, if required by an MLS or by law, or if your account has been inactive for an extended period.
On termination, your right to use the Service ends. We will make Your Content available for export for 30 days, after which we may delete it. Sections 3.3, 5, 9, 11, 12, 13, and 15 survive termination.
15. Governing Law and Disputes
These Terms are governed by the laws of the State of Maryland, without regard to its conflict of laws rules. The parties will attempt in good faith to resolve any dispute informally by contacting victor@edgestudios.app.

16. Changes to These Terms
We may update these Terms. Where a change is material, we will give at least 30 days’ notice by email or in the Service before it takes effect. Continuing to use the Service after that means you accept the updated Terms.
